If you have not got time to complete all of your property
details, or you’re not quite happy with the

for people to see, and come back later to improve

To sell your property as quickly as possible there
are a number of actions you should take in both the
marketing, and in the presentation of the property.
With respect to marketing, we would advise being with
at least one local estate agent, possibly more, in
Spain, one international estate agent who actually
brings clients from abroad, and as you will have your
own personalised web page and address, you can advertise
your Spanish property web address on local notice
boards or in local newspapers, as well as pass it
on to friends so that they can have look and maybe
help you and other interested parties who you may
talk to whilst out.
Exclusivity agreements with agents
can obviously limit your exposure to the different
markets. If you do sign an exclusivity agreement you
should at least agree that you can sell privately.
There are some agreements which will charge commission
even if you sell to your own family. These agreements
are unfair, unrealistic and do not acknowledge the
fact that you want to sell your property. If you have
signed one, you should cancel it as soon as possible.

Important Notice: If you are approached
by an estate agent in Spain, ensure that under no
circumstances do you part with any commissions to
the agent until the sale is completed, even if they
have paid the buyers deposit into your bank. If the
contract cancels or something goes wrong, you may
have to return the deposit to the vendor and have
a separate battle to get the commission back.
Best Price Properties are not estate agents,
and do not charge or add commissions to the price
you ask. The price you agree direct with the buyer
is the price you receive. You are in full control
of all negotiations with buyers.
Once we receive an enquiry, for your property, you
are instantly emailed automatically the details for
you to contact the buyer at a time most suitable to
you, and thereafter you communicate directly with
the buyer. Subject to your chosen vendor pack, you
will also receive a text alert of your email enquiry.
If you choose Vendor Packs 1 or 2, you will need
to take some property photographs, so here are a few
pointers to help. You do not have to be an expert,
most agents work with standard cameras, and as you
have complete control, you can take as many photos
as you wish, to select the best results. Digital photos
should be taken at the lowest quality or resolution
for on-line display.
- If you are using a digital camera, use the lowest
quality resolution as large files will take much
longer to upload. The same applies if you are scanning
a photograph.
- In a small room like a bathroom try holding the
camera high above your head and angled down to the
best corner. Sadly, sometimes a room is simply too
small for a photo to do it any justice so can be
best replaced by a different photo.

In some cases you can achieve better
results by photographing a room from outside,
i.e. through an open window or door, avoiding
the frame of course, or maybe shooting down from
a staircase.

In a large room which is minimalistic
in furnishings, a shot from lower down, closer
to the floor can look amazing.

Obviously try to avoid a dark cloudy
day for your outside shots, and don’t forget
the communal pool if there is one. Angled shots
work better than a direct square on shot to the
front of the house. The local beach, Park or an
attractive town or village square can all make
great photos which help you potential buyers to
appreciate your property.

Try to ensure the place is tidy and
that as much natural light as possible is available
through all windows and doors.

Gardens, driveways, Solariums etc.
should not suggest work required. Get rid of the
weeds; repair a broken step or leaking drain pipe.

Do remember that the views and outside
shots are sometimes as or more important than
the property itself.
You will receive contact details of buyers along
with any message they submit. You will then be free
to contact the buyer at your convenience although
we suggest as soon as possible as they may be looking
at others.
Try to be flexible on time, and if your property
looks better at a certain time of day due to sunlight,
try to arrange for that time.
Check that the buyer is not dependent on selling
a property before they buy as it could take them a
long time and you may be wasting your time. Equally,
it is still worth having the conversation as they
may happen to sell next week and you could then have
a serious buyer on your hands.
Try to chat about what they are trying to achieve
as this may help you understand what may be most important
to them about your property, i.e. easy distance of
beach, golf course or shops, extra space for guests,
privacy etc…etc…
Avoid any exaggeration which will result in both
parties wasting time.
You should however accentuate the positives about
your property, the location the views, lifestyles
and any other endearing aspects. Any less appealing
aspects can normally be offset with a positive, and
if not, this is no doubt reflected in the price.
By dealing directly with the buyer, you will be in
a stronger position to know if they are seriously
interested. Wherever possible it is better to contact
a buyer by phone rather than email.
BestPrice do not accompany viewings, we simply introduce
buyers to property vendors in Spain. If you do not
live at the property you are selling, you may wish
to appoint a friend or neighbour as a key holder.
All discussions with buyers will still be direct with
the vendor but the vendor may require a key holder
if they are not able to accommodate viewings.
Having arranged the viewing, you should capitalise
on the opportunity to sell your property by simply
imagining yourself as the buyer. What would encourage
you to buy and what would discourage you from buying
your property?
It is important that attention is paid to detail,
to ensure that your property is allowed to sell itself.
There is no guarantee of a yes, but sometimes the
slightest difference can swing the decision between
your property and another. Also, prepare a map for
your prospective buyers by clicking on the free Route
Panning service on the homepage and you will be able
to print or email clear directions to your location,
from any chosen point. Make absolutely sure they know
the way. If they get lost it could kill a sale. If
your place is very difficult to find, arrange to meet
them at an obvious landmark, and guide them in afterwards.
BestPrice market your property for up to 6 months.
If your property is not sold within this period, BestPrice
will continue marketing your property free of charge
until it has, and still with no commission.
We simply ask that at the end of this period, you
email us to confirm that you want us to continue marketing
your property if you have not already sold. Unlike
newspapers and magazines, there are no repeat charges.
It is however very important that vendors update the
status of their property by login in and clicking
the "Under offer" or "Sold" sign,
in the scroll down menu "Status" box at
the top left of your registration form. We recommend
that you keep the opportunity of offers open, by using
the "Under Offer" status until your sale
has completed, at which time we ask that you update
the status to "Sold". Should a sale fall
through, you can simply change the status back to
"For Sale". If an under offer sign is displayed
for more than three months, and we have not been notified
to the contrary, a Sold sign is placed on the property.
We receive all enquiries and pass the contact details
of buyers and investors directly to you so that you
may contact them at a time that suits you. Only in
the event that are unable to contact you with an enquiry,
will we pass your contact details to a buyer for them
to make direct contact. This is to avoid the risk
of delays which could jeopardise your Spanish property
sale.
In Spain it is common that agents will ask vendors,
what they want for their Spanish property and add
their commission to that price. This commission is
often 5% to 10% and more so you will see immense differences
in the prices quoted by the various estate agents
in Spain as a result of this.
If you have been given prices by a couple of estate
agents, and assuming they are similar, you can make
allowances for the commission they would charge and
that’s your price. If you haven’t been
given any guides on price, find out what properties
have sold for in your area, and search on various
websites to see what else you could get for a similar
price, taking into account location and any other
known factors. As you are not paying commission through
BestPrice, you have the opportunity to be more competitive
if you wish.
IN Spain it is not uncommon for Some buyers to pay
a deposit to a vendor. However, If a small deposit
is required to show commitment, that is one matter
but when talking in thousands, It is better that this
is paid to a solicitor.
This may sound a crazy question in the UK, but in
Spain there are numerous people who have saved the
cost of such, only to encounter process problems and
ongoing difficulties. Whether you are using an agent
or not, whether you’ve been told the Notary
deals with it or not, you are better off with a Solicitor,
whether selling property in Spain, or selling property
in the UK.
Some will tell you that the notary takes care of everything
making it an unnecessary expense but this is not true.
BestPrice recommend always using solicitors in Spain,
when selling property in Spain, just as you would
when buying property in Spain.
Hopefully you used a solicitor when you bought your
original property in Spain, and that you were happy
with the service.
